A phased, full home interior design engagement for a 1922 lakefront bungalow on Pleasant Lake. The kitchen and all bathrooms have been fully renovated, so this scope is about furnishing, styling and refining the home so it feels complete, personal and connected to the lake. No construction is included.

Design direction. A lake house that keeps its 1922 character. We work with the wood ceilings, brick and water views rather than covering them, and layer in warm, collected pieces that feel lived in and polished at the same time.
Ceiling tile refresh. Sparrow+Aire selects and specifies the replacement ceiling finish as part of the design. The physical work is performed by a licensed local contractor engaged by you. Our coordination with that contractor is billed as project management time (Tab 04).

Patio. The patio receives a furnishings selection board only: outdoor seating, dining, shade and accessories chosen to match the interior palette. It is billed hourly rather than as a designed room.

Local partners in Michigan
Furniture ships to a local receiving warehouse that inspects, stores and delivers everything on install day. Warehouse, white glove delivery and any local contractor costs are passed through at cost, with the 20% procurement fee applied to items Sparrow+Aire coordinates.
Billing
PM and procurement time is billed bi-weekly at actual hours with a full time log attached. Merchandise is invoiced before each purchase and paid in full before any order is placed.

Every selection must ship within 10 business days. Custom upholstery and made-to-order pieces are saved for after the holiday.
Guest rooms first
Install order follows hosting: dining and living room, then sun room, then primary bedroom and recreation room.
Patio. Patio furniture is selected in October, with ordering and delivery planned for early spring. Furniture set out in late November would sit through the Michigan winter before you can use it.
If something is backordered. Sparrow+Aire replaces it with an approved in-stock alternative within 24 hours rather than waiting. Any piece that still cannot arrive by November 17 is styled around for the holiday and installed after.

Notes & Terms
Local Contractor & Ceiling Work
Your local contractor is responsible for all ceiling tile replacement and painting, including sourcing materials and labor. Designer provides finish and color specifications as the guideline for this work. If materials sourced by the contractor deviate from approved specifications, Designer reserves the right to reject non-conforming materials and require substitution at no additional design fee. Designer is not responsible for the quality, cost, or lead time of materials sourced independently by the contractor.
Sourcing & Procurement
If sourcing support beyond the Curated Furnishings Selection is requested, that work is billed at $125/hr plus 20% on merchandise. A written confirmation is issued before any sourcing hours begin. No sourcing session over 3 hours starts without your green light. All furnishings and materials are invoiced to you before any order is placed: no order is placed without your written approval and pre-payment in full.
Designer Sourcing Policy
Your Curated Furnishings Selection is yours to shop on your own, with no coordination fee. If you elect Sparrow+Aire procurement services, a 20% coordination fee applies to the purchase price of all furnishings and materials sourced and ordered through Designer. This reflects the sourcing, vetting, ordering, tracking and quality checks managed on your behalf.
Revisions
Two rounds of revisions are included per space after the full design presentation has been submitted. A revision is defined as one consolidated set of feedback per round. Revisions that materially change the original design direction are considered a redesign and billed at $125/hr.
Client Assets Required
The 10-business-day design delivery clock begins once both of the following are received: deposit payment cleared in full, and 5 to 7 inspiration images per space plus existing home floor plans. Delays in providing these materials will delay the delivery timeline accordingly.
Patio
Patio scope is furniture selection only, billed at $125/hr. Layout, renders and design concepts are not included.
Travel
Three site visits are planned, two in Phase 1 and one in Phase 2. Additional visits are approved in advance and billed at a $1,000 site visit fee (up to 2 days on site) plus airfare, lodging, rental car and $125 per diem. Airfare and lodging are booked only after your written approval of the itinerary.
Payment Terms
All invoices are due upon receipt. Late payments are subject to a 12% annual interest charge after 30 days. Designer reserves the right to pause services and withhold deliverables until the account is current. No product orders are placed before payment is received in full.
Phase 2
Phase 2 is a separate scope requiring a separate agreement and deposit. Pricing for Phase 2 will be presented at that time.
